*There is a pool in the backyard that’s dedicated for the front house’s use. There is no fence or wall separating the outdoor space dedicated to the studio from the pool. This means the front house guests can see you and vice versa if you’re all outside at the same time.

No parties/events/third-party bookings without prior Host approval.
Noise at dinner level only; quiet hours 9 PM-8 AM; no loud music.
No overnight guests beyond stated occupancy without approval.
No subletting, illegal activities, or smoking anywhere on the property inside or outside.
Outdoor cameras monitor for safety/neighbors (do not tamper).
Use pool/amenities at your own risk; Host not liable for accidents, injuries, illness, lost valuables, or items left behind.
Report maintenance immediately; no refunds for equipment issues.
Observe parking rules (Host not liable for tickets/tows).
Host Rights & Guest Obligations: Non-disturbance required. Host may inspect/cancel for violations (all payments forfeited). Guest indemnifies Host against all claims/injuries from use. Cancellation per Airbnb policy.
