Guest have full access to front house, as well as the shared patio and laundry room.
Please note, there is a separate rental unit located at the back of the property. Each unit has its own private entrance and there are no shared indoor spaces.

No parties/events/third-party bookings without prior Host approval.
Noise at dinner level only; quiet hours 9 PM-8 AM; no loud music.
No overnight guests beyond stated occupancy without approval.
No subletting, illegal activities, or smoking anywhere on the property inside or outside.
Outdoor cameras monitor for safety/neighbors (do not tamper).
Use pool/amenities at your own risk; Host not liable for accidents, injuries, illness, lost valuables, or items left behind.
Report maintenance immediately; no refunds for equipment issues.
Observe parking rules (Host not liable for tickets/tows).
Host Rights & Guest Obligations: Non-disturbance required. Host may inspect/cancel for violations (all payments forfeited). Guest indemnifies Host against all claims/injuries from use. Cancellation per Airbnb policy.
