Who we are. This Privacy Policy explains how Kairos Partners Group Corporation, doing business as Hospy Homes (“Hospy Homes,” “we,” “us”), collects, uses, and shares information when you visit hospyhomes.com and its subpages (the “Site”), contact us, book a stay, or work with us as a property owner.

Information we collect
From you directly. When you fill out a form, contact us, book a stay, or sign a management agreement, we may collect your name, email address, phone number, mailing or billing address, property address and details (for owners), booking and stay details (for guests), and anything else you choose to send us. We verify guest identity for each new booking through Hospitable, so we also collect the identification information needed for that purpose.
Automatically. When you visit the Site, we collect your IP address, approximate location, browser and device type, pages visited, time spent, and the page that referred you, using cookies and similar technologies.
From third parties. We may receive information about you from booking platforms and channels, our service providers, and public sources.
Payments. Payments are handled by third-party payment processors. We do not store your full card number.
How we use information
- Respond to your inquiries and follow up about our property management services.
- Provide, book, and manage rental stays, and communicate with guests before, during, and after a stay.
- Provide property management services to owners, including statements and communications.
- Send text messages and emails you have agreed to receive, including marketing messages only if you opted in to them.
- Process payments and prevent fraud.
- Understand how the Site is used and improve it.
- Comply with legal obligations and enforce our agreements.
Text messaging
If you give us your phone number and agree, we may text you as described in our Terms of Service at https://hospyhomes.com/terms-of-service. On our forms, consent to service and follow-up texts and consent to marketing texts are separate checkboxes, and we send only the type of message you chose. We also text property owners and guests about their management relationship or stay, using the mobile number they gave us in their management agreement or booking.
SMS opt-in data and mobile information. We do not sell, rent, or share mobile phone numbers, text messaging originator opt-in data, or text messaging consent with any third parties or affiliates for their marketing or promotional purposes, regardless of any other data-sharing described in this policy. We share this information only with service providers, such as our messaging platform, that process it on our behalf to send the text messages you requested, and they may not use it for any other purpose.

How we share information
We do not sell your personal information. We share information in these cases:
- Service providers that help us run our business, such as our booking and property management software, customer relationship management and messaging tools, payment processors, email and phone services, website hosting, and analytics. They may use the information only to provide services to us.
- Booking platforms and channels you use to book with us, to the extent needed to complete and manage your booking.
- Legal and safety reasons, when required by law or to protect rights, property, or safety.
- Business transfers, if we are involved in a merger, acquisition, or sale of assets.
The SMS sharing limits above apply regardless of anything else in this section.
Cookies and similar technologies
We use cookies and similar technologies that are necessary for the Site to work, and that measure Site traffic and performance. You can block or delete cookies in your browser settings, and you can use your device’s privacy settings to limit ad tracking. Blocking some cookies may affect parts of the Site. We do not currently respond to Do Not Track signals.
How long we keep information. We keep personal information only as long as needed for the purposes in this policy, including to provide our services, keep business and tax records, resolve disputes, and meet legal requirements. We keep records of text message consent for as long as needed to document that consent and comply with the law.
Security. We use reasonable administrative, technical, and physical safeguards, including encryption in transit and access limits, to protect personal information. No method of transmission or storage is completely secure. If a breach affects your information, we will notify you as required by law.
Your choices. You can unsubscribe from marketing emails using the link in any email, reply STOP to any text to opt out of text messages, and ask us to access, correct, or delete your information by contacting us using the details below.
California privacy rights. If you are a California resident, you have the right to know what personal information we collect, use, and disclose; to request deletion of your personal information, subject to legal exceptions; to correct inaccurate information; to opt out of the sale or sharing of your personal information; and to not be treated differently for using these rights. We do not sell personal information. To make a request, email [email protected] with the subject line “California Privacy Request.” We will verify your identity and respond within 45 days.
Children. Our Site and services are not directed to anyone under 18, and we do not knowingly collect information from them. If you believe a child has given us information, contact us and we will delete it.
Transfers. We operate in the United States, and information you give us may be processed and stored here.
Changes. We may update this policy by posting a new version with a new “Last updated” date. For material changes, we will make reasonable efforts to tell you, such as by email or a notice on the Site.
