Neighborhood: Tarzana / West San Fernando Valley — quiet residential streets near the Santa Monica Mountains foothills. Nearby points of interest and amenities include Ventura Boulevard shopping and restaurants, local parks and schools, nearby golf and country club facilities, and open-space access toward Topanga State Park and the Santa Susana Pass area. Typical vibe: suburban, family-oriented, car-centric with pockets of hiking and outdoor recreation close by.
Getting around: The area is car-first — most guests will drive. Major arterials nearby include Ventura (US-101 access via Topanga Canyon/Reseda/Ortega), Topanga Canyon Boulevard and the 118 (Ronald Reagan Freeway) to the north. Street parking is generally available but check local signs; some residential areas have permit or posted restrictions. Rideshare (Uber/Lyft) and local taxis are widely available. Public transit options exist but are limited: LA Metro bus routes run along Ventura Boulevard and some north–south streets; faster regional service requires transfers. Walking is practical only for short trips to nearby shops on Ventura Blvd; most errands require a short drive.

Noise at dinner level only; quiet hours 9 PM-8 AM; no loud music.
No overnight guests beyond stated occupancy without approval.
No subletting, illegal activities, or smoking anywhere on the property inside or outside.
Outdoor cameras monitor for safety/neighbors (do not tamper).
Use pool/amenities at your own risk; Host not liable for accidents, injuries, illness, lost valuables, or items left behind.
Report maintenance immediately; no refunds for equipment issues.
Observe parking rules (Host not liable for tickets/tows).
Host Rights & Guest Obligations: Non-disturbance required. Host may inspect/cancel for violations (all payments forfeited). Guest indemnifies Host against all claims/injuries from use. Cancellation per Airbnb policy.
